General

Soil testing and site levels to be arranged with a certified engineer to determine the suitability of the sub-soil for the foundation.

In-House design service.

Geoff will meet with you on-site to advise you of possible ways to improve your plans before the final draft of your plan is completed.

All council building fees, all standard permits, insurances, all documentation, HIA contract preparations and working plans are included.

Six year structural guarantee and a twelve month maintenance period.

Site Allowances

Preparation of level platform on a site cleared of trees with up to 1 metre of fall across the building area.

Utility connections: All town water, power, telecommunication, sewerage and includes storm water being piped underground to the street where possible.

600mm deep footings are our standard for M Type soils.

All the concrete pump hire as required for concrete placement.

House Frame Structure

All frames are naturally termite resistant F7 cypress all studs are to be 72mm × 47mm at 450mm centres.

All trusses are to be constructed of T2 treated pine and be set at 900mm centres.

All ceiling and roof battens are to be metal with 450mm centres.

Termimesh Termite Barrier.

Insulation R3.5 Batts to ceilings.

Insulation R2.0 DH Batts to external walls.

External Features

Choice of 82 styles of bricks within the Builder’s Standard range.

Blue Scope Colourbond roof in your choice of colour.

Roofs & eave sheets to be vented as required.

Solid Hume front door.

Other external doors to be solid core.

Weather & breeze seals to all external hinged doors.

Keyed dead locks to all windows.

Fly screens on all windows and sliding doors.

Generous allowance for double power and light points throughout, including external light points at every door.

Two television points and television antenna.

Circuit breakers to meter box and earth leakage system connected to all power points.

Your choice of Solar, Electric or Gas Hotwater Systems.

Kitchen

‘Omega’ electric, fan forced multifunction and self-cleaning Wall oven- ‘Omega’ cooktop. ‘Omega’ slide-out Rangehood as shown on plan. All whitegoods come with a 5 year warranty.

Cabinets in your choice of ‘2 Pack’ doors and drawers and engineered stone bench tops, with lining to be constructed from water resistant top quality aqua board, with future dishwasher provision.

Bank of roller glide drawers with cutlery insert, 2 x pot drawers under wall oven with microwave provision above, (Overhead cupboards as show on plan.)

Fully tiled splash back ($36 per m2).

Quality chrome ‘Phoenix’ sink mixer over 1¾ bowl stainless steel Clark Monaco sink.

Internal Features

Fully lined garage.

A selected range of Hume doors fitted with magnet catches or buffers as required.

Gainsborough Door Hardware (privacy to bathroom, en-suite, toilets and master bedroom).

Built in robes incorporating 600mm wide shelving, as well as ample hanging space.

Moulds and doors finished in ‘high gloss’.

Rest of the home fully painted in Dulux Wash & Wear Low Sheen Paint.

Floor and wall tiling up to 1.8m in shower ($36 per m2); wet areas are sealed & waterproofed with products which come with a 6 year guarantee.

Clear toughened glass shower screens with pivot fully framed door with Australian Standard clear toughened glass.

Full width mirror with matching fully framed door, over custom built vanity with Arto hand basins and white acrylic bath tub and Harmony dual flush ‘back to wall’ toilet suite.

4 globe exhaust fan heater lights to bathroom & en-suite ceilings.
